Landlord Fees Schedule (Inclusive of VAT)

Fully Managed Service Fees
Service Fee: 12% of the monthly rent (10% + 20% VAT)
Tenancy Set-up Fee: 9.6% of total rent (8% + 20% VAT) — charged at tenancy
commencement.
What’s included in the Tenancy Set-up Fee:
• Verifying tenant ID and right to rent
• Full credit and affordability checks
• Employer and landlord references
• Drafting and negotiating tenancy agreements
• Coordinating contract signatures and tenancy start
• Inventory creation with photographic condition report
Also included:
• Inventory check-in and check-out
• Professional marketing (photos and videos)
• Annual inspections with report
• Deposit protection and registration
• Referencing of guarantors (if applicable)
Management Responsibilities (During the Tenancy)
As part of the full management service, the Agent will:
• Collect and forward monthly rent to the Landlord
• Handle rent arrears through chasing, calls, letters, and site visits
• Conduct property inspections every 6 months
• Respond to tenant queries and complaints promptly
• Arrange minor maintenance and repairs:
o Works up to £150: arranged without prior approval
o Works £200 or more: landlord permission sought
o Urgent issues: addressed immediately if contact is not possible
• Monitor legal compliance including gas, electrical, EPC, and alarms
• Provide monthly rent and expenditure statements
• Maintain a £500 float for repairs and emergencies
• Offer consultation and compliance advice on request
• Keep detailed records and financial accounts available on request
Unoccupied Property Management
Fee: £60 per calendar month (includes 20% VAT)
Covers continued management when a property is vacant, including:
• Twice-monthly property inspections
• Secure key holding
• Monitoring utilities and maintenance
• Reporting property condition and any required actions
• Handling mail and safety checks
Legal Notices
• Section 3, Section 13, Section 48 Notices: £90 each (including VAT)
• Section 8 Notice (for possession proceedings): £120 (including VAT)
Court Representation
Fee: £180 per day or part thereof (including VAT)
(Includes any appearance lasting less than one hour)
Maintenance Coordination Fee
• 6% handling fee on all contractor invoices (5% + 20% VAT)
• Applies to all arranged works
• For jobs over £500, the contractor is paid the full amount invoiced to the landlord
• The fee also applies to coordinating compliance certificates (e.g., gas safety, EICR)
